Dale Street north of University Avenue in St. Paul is a buzz of activity this summer. Early this fall, Twin Cities Habitat for Humanity (TCHFH) will team up with the Greater Frogtown Community Development Corporation (GFCDC) to build the Urban Townhomes on Dale Street between Blair and Van Buren avenues. The pedestrian-oriented, front-loaded development will consist of sixteen rowhouse-style townhomes sold to a variety of owners from differing income brackets. Habitat’s five units will all be sold to families earning between 22 and 50 percent of the Area Median Income (AMI), while GFCDC’s units will be sold to families earning 80 percent or less than the AMI. The mixed-income nature of the development allows for increased economic diversity in the new community and Frogtown is excited to see sixteen new families join their neighborhood. Architecturally, these townhomes are a little bit different than typical Habitat single-family houses and twin homes of the past. TCHFH is building a three-story five-plex complete with flat roofs, tuckunder garages and outdoor living spaces. Additionally, HardiPlank cement-fiber siding and brick will be used for the external finishes of the development. While a little more tricky to install, these materials require less maintenance and are more environmentally friendly than vinyl siding. Contributed by Karl Batalden |
