Affordable homes coming to Minnetonka Mills

The beautiful Minnetonka Mills neighborhood will soon be welcoming 10 new affordable homes!

About the Development

Twin Cities Habitat for Humanity is honored to partner with West Hennepin Affordable Housing Land Trust/Homes Within Reach to develop 10 new units of affordable housing in the Minnetonka Mills Neighborhood. The Minnetonka Mills Church project is located on the corner of Baker Road and Inverness Lane, on underutilized land on the 5.5-acre Mills Church campus.

Currently, half of the property is covered by an unused parking lot and the rest includes lawn, some tree cover, and an apple orchard. The land also includes a community garden, dumpsters, an abandoned garage, and a playground. The project proposal would move the community garden and dumpsters to another location on the campus, demolish the existing garage and rehabilitate a second garage on the campus to take its place. The apple orchard and the majority of tree cover would remain in place, providing residents with summer shade and fresh fruit right next door. Habitat is partnering with the city of Minnetonka to receive additional funding to improve the playground. This will benefit church congregants, new residents, neighborhood kids, and anyone else who would like to enjoy it.

Stormwater management will also be improved both for the new development and the church, as well as the remaining parking that is downhill of the project area.

The Minnetonka Mills Church Project is located close to Minnehaha Creek and Big Willow Park and is just minutes from the Minnetonka Community Center and Ice Arena.

The development will include five 2-unit twinhome buildings.

Homes will be available to low- and moderate-income first-time homebuyers who meet Twin Cities Habitat’s program and mortgage criteria and income guidelines - up to 80% Area Median Income. Some units may be limited to 60% Area Median Income.

More About the Project Proposal

The Mills Twinhomes project requires rezoning of the development lots from R1 to a Planned Unit Development (PUD) that aligns with R3 zoning. These changes and the project proposal have been approved by the Minnetonka city council. While the former proposal would have required a comprehensive plan amendment to change the land use guidance of the development lots from low density to medium density, the proposal has been updated. It is now consistent with the area's low density designation, and promotes several goals of the comprehensive plan to support the creation of affordable housing.

Twin Cities Habitat has hired Sambatek Engineering firm to do a thorough site survey and engineering for a formal site plan.
